with substantial development potential in major cities in Sweden.

MAXI store in the centre.
An unique portfolio of well-situated properties
The company owns four properties in Gothenburg, Stockholm
and Skellefteaa, respectively, and has bought the majority of
the shares in Investea Stockholm Retail A/S, which owns the
shopping centre "Hallunda Centrum" in the Stockholm area. The
centre contains considerable development potential and is expected
to contribute to future value creation of the company.
The largest property in the portfolio is Angered Centrum, a
large regional shopping centre in Gothenburg, Sweden, comprising
shops and several municipal services.
Scandinavian Properties also owns two properties in the city
centre of Skellefteå. The property at Haren 10 is a smaller
shopping centre with shops and offices, whereas the second property
includes offices and housing.
Furthermore, Scandinavian Properties owns a property situated in
the retailpark Kungens Kurva in Stockholm and next to the largest
IKEA store in the world. Kungen Kurva is the largest retail park in
Scandinavia and the fastest growing retail park in Sweden.
Substantial development potential
All properties contain substantial development potential. For
example, the municipality of Gothenburg and the region of Västra
Götaland are planning to build a local hospital in the area around
Angered Centrum, and the company is planning to refurbish
some of the shops and offices and to add further square metres to
the properties.
